  • The future of home prices in the U.S.

    Many consumers are wondering what will happen with home values over the next few years. Some are concerned that the recent run-up in home prices will lead to a situation similar to the housing crash 15 years ago.

    However, experts and economist say the market is totally different today. For example, Odeta Kushi, Deputy Chief Economist at First American,tweeted just last week on this issue:


    . . . We do need price appreciation to slow today (it’s not sustainable over the long run) but high price growth today is supported by fundamentals- short supply, lower rates & demographic demand. And we are in a much different & safer space: better credit quality, low DTI [Debt-To-Income] & tons of equity. Hence, a crash in prices is very unlikely.”

    Below are the expected year-over-year rates of home price appreciation based on the average of all 100+ projections:

    • 2022: 9%
    • 2023: 4.74%
    • 2024: 3.67%
    • 2025: 3.41%
    • 2026: 3.57%


    What Does This Mean for You as a Buyer?

    With a limited supply of homes available for sale and both prices and mortgage rates increasing, it can be a challenging market to navigate as a buyer. But buying a home sooner rather than later does have its benefits. If you wait to buy, you’ll pay more in the future. However, if you buy now, you’ll actually be in the position to make future price increases work for you.     • Please, give us a bit of background on yourself?


    I am originally from Caracas, Venezuela moved to the US at the age of 19. Moving to the US, definitely shaped my character. After years 4 years of working 2-3 jobs 7 days a week,  I decided that I needed a change, I wanted to do more with my life.

    I wanted a career but I couldn’t afford going college. In 2004, a year of trying to figure out what to do, a friend suggested attending real estate school. So I did.

    Finally, after failing the real estate state exam 5 times, I passed and got a real estate license. I’ve always strived to be the best that I can be at whatever I do, and it was no different with real estate.

    Like many entrepreneurs, I spent time, energy, and money on things that didn’t work but I always kept moving forward.

    I started marketing in Venezuela in 2007, and things started to change for me.  In 2008 the  US real estate market crashed, which opened a lot of possibilities for me with the international market. I opened Metropolitan Real Estate solutions in 2009, right in the middle of one of the largest market crises in US history.

    About 2 years in with my brokerage an idea that could take my company to the next level was
    presented, It was scary and a huge financial risk. I told myself well it is meant to be that become homeless, then let it be, I know I would be able to get up again!

    A few days later I decided to move forward with it. It was about advertising my business in all Latin America on TV, on channels such as Biography, CNN, ESPN, and History Channel. That’s was one of the best decisions I ever made and Thankfully that took my business to the next level.

    Today I have a  successful career in real estate,  a name that I’m proud of and I own a
    successful real estate brokerage for more than 11 years. Metropolitan Real Estate Solutions is my baby! a real estate brokerage specializing in international clients.

    • What advice do you have for other entrepreneurs?


    Just do it, keep moving forward, if you fall 10 times get up 11. There is not such a thing as an overnight success, it takes time, discipline, hard work, action, and doing things when don’t want to or feel like it. Have the audacity to do it, don’t listen to the voice that tells you that you can’t play all the scenarios, worse, probable a best, then take action, and most important be you, be original, it turns out to be one of our best assets.

    ¿Crisis hipotecaria en 2021? / Foreclosure crisis on 2021?

    ¿Por qué el pronóstico de 2021 no menciona una crisis de ejecuciones hipotecarias?

    A medida que las opciones actuales de alivio hipotecario llegan a su fin, muchos se preguntan si veremos una crisis de ejecuciones hipotecarias el próximo año. Esto es comprensible, especialmente para aquellos que recuerdan la crisis que comenzó en 2008.     Al mirar el porcentaje de personas con un plan de aplazamiento de pagos, también podemos ver que este número ha ido disminuyendo constantemente a lo largo del año. Menos de las que se esperaba inicialmente todavía tiene un plan de aplazamiento de pagos, por lo que el número de propietarios que tendrán que conseguir alternativas de pago está disminuyendo (ver la gráfica a continuación):

    Esto significa que cada vez hay menos propietarios en riesgo de una ejecución hipotecaria, y muchos de los que inicialmente solicitaron el plan de aplazamiento de pagos terminaron no necesitándolo. Mike Fratantoni,Vicepresidente Ejecutivo Superior y Economista Principalde laAsociación de Banqueros hipotecarios (MBA por sus siglas en inglés) explica:

    Casi dos tercios de los prestatarios que salieron del plan de aplazamiento de pagos se mantuvieron al día con sus pagos, pagaron los pagos del plan de aplazamiento de pagos, o se cambiaron a un plan de pagos diferidos. Todos estos prestatarios han podido reanudar o continuar con sus pagos mensuales de antes de la pandemia”.

    Para aquellos que todavía están en el plan de aplazamiento de pagos, la ejecución hipotecaria no es la única opción que queda. En su informe ‘Homeowner Equity Insights Report’, CoreLogic indica:

    “En el segundo trimestre de 2020, el propietario promedio ganóaproximadamente $9,800 en plusvalía durante el año pasado”.

    Muchos propietarios tienen suficiente plusvalía hoy para poder vender su casa en lugar de una ejecución hipotecaria. Venderla y proteger la inversión financiera general puede ser una opción muy sólida para muchos propietarios. Como Ivy Zelman, Fundadora de Zelman y Asociadosmencionó en un podcast reciente:

    “La probabilidad de que volvamos a tener una crisis de ejecuciones hipotecarias es de alrededor del cero por ciento”.

    En conclusión,

    Si actualmente está con el plan de aplazamiento de pagos o cree que debería estar porque le preocupa poder hacer los pagos de su hipoteca, comuníquese con su prestamista para discutir sus opciones y los próximos pasos. Tener un profesional de confianza y con conocimiento do su lado para guiarlo es esencial en este proceso y podría ser el factor clave que le ayude a permanecer en su casa.

    Why the 2021 Forecast Doesn’t Call for a Foreclosure Crisis?

    As the current forbearance mortgage relief options come to an end, many are wondering if we’ll face a foreclosure crisis next year. This is understandable, especially for those who remember the housing crisis that began in 2008. The reality is, plans have been put in place through forbearance to ensure history doesn’t repeat itself.

    This year, homeowners are able to request 180 days of mortgage relief through forbearance. Upon expiration of that timeframe, they’re also entitled to request 180 additional days, bringing the total to 360 days of deferred payment eligibility. As forbearance expires, homeowners should stay in touch with their lender, because creating a plan for the deferred payments is a critical next step to avoiding foreclosure. There are multiple options for homeowners to pursue at this point, and with the right planning and communication with the lender, foreclosure doesn’t have to be one of them.

    Many homeowners are concerned that they’ll have to pay the deferred payments back in a lump sum payment at the end of forbearance. Thankfully, that’s not the case. Fannie Mae explains:

    You don’t have to repay the forbearance amount all at once upon completion of your forbearance plan…Here’s the important thing to remember: If you receive a forbearance plan, you will have options when it comes to repaying the missed amount. You don’t have to pay the forbearance amount at once unless you are able to do so.”

    When looking at the percentage of people in forbearance, we can also see that this number has been decreasing steadily throughout the year. Fewer people than initially expected are still in forbearance, so the number of homeowners who will need to work out alternative payment options is declining (See graph below):

    This means there are fewer and fewer homeowners at risk of foreclosure, and many who initially applied for forbearance didn’t end up needing it. Mike Fratantoni, Senior Vice Presidentand Chief Economist at the Mortgage Bankers Association (MBA), explains:

    Nearly two-thirds of borrowers who exited forbearance remained current on their payments, repaid their forborne payments, or moved into a payment deferral plan. All of these borrowers have been able to resume – or continue – their pre-pandemic monthly payments.”

    For those who are still in forbearance and unable to make their payments, foreclosure isn’t the only option left. In their Homeowner Equity Insights Report, CoreLogic indicates:

    “In the second quarter of 2020, the average homeowner gained approximately $9,800 in equity during the past year.”

    Many homeowners have enough equity in their homes today to be able to sell their houses instead of foreclosing. Selling and protecting the overall financial investment may be a very solid option for many homeowners. As Ivy Zelman, Founder of Zelman & Associates, mentioned in a recent podcast:

    “The likelihood of us having a foreclosure crisis again is about zero percent.”

    Bottom Line

    If you’re currently in forbearance or think you should be because you’re concerned about being able to make your mortgage payments, reach out to your lender to discuss your options and next steps. Having a trusted and knowledgeable professional on your side to guide you is essential in this process and might be the driving factor that helps you stay in your home.
